PROJECT CHECKLIST PART ONE: SITE AND GOVERNMENTAL ISSUES
Here is a brief list of initial questions it's important to ask before
making firm plans for a particular project site:
Have you determined whether you have any hazardous waste on your
site, and if so, who will pay for its removal?
Does your project require design review by your city or county?
Is your building located in a designated historical district and
thus require special permits?
Have you planned and budgeted for unleasable public amenities your
locality may require, such as bike racks, employee showers, trash enclosures,
screening for rooftop equipment and parking lot landscaping?
Will your plan be able to meet all ADA (Americans with Disabilities
Act) requirements for accessibility?
Have you planned for enough parking for customers to actually reach
your potential tenants?
Once you've investigated whether your site can and will meet these
and other possibly crucial criteria, it's time to look at some initial
market considerations.
