PROJECT CHECKLIST PART EIGHT: HANDLING TENANT PROBLEMS
It's important to have a backup plan in case tenant relationships turn
out to be less than perfect. Here are some questions to consider:
How will you handle a tenant who misuses resources -- leaves their
water running constantly and needlessly, overfills dumpsters or brings
trash from home, leaves lights on at night or when empty, wastes heat?
What will you do if your donut shop tenants change their business
into a massage parlor?
How can you make certain that illegal activities are not occurring
among your commercial tenants?
What will you do if your commercial tenant isn't able to pay their
rent?
While handling the issues involved in maintaining healthy relationships
with tenants, you'll also need to keep an eye on the overall project;
i.e., managing your assets and their maintenance.
