Ventura Partners’ predecessor, 3-D Ventures, provided consulting services
to El Pajaro Community Development Corporation to help structure and implement
its Incubator program, to manage construction of tenant improvements,
and to develop in-house commercial property management capabilities.
El Pajaro CDC, in conjunction with the City of Watsonville, constructed a new commercial building containing first floor retail and second floor office space.
This project, planned in the wake of the Loma Prieta earthquake, was designed to act as a catalyst for increasing economic activity in the downtown business district by creating new businesses in the area. In addition to its larger economic impact, this Incubator provides support services for fledgling businesses to enhance their long-term viability.
3-D VENTURES (currently Ventura Partners) provided services for the following components of this project:
REVIEWED THE PROPOSED INCUBATOR AND MADE RE- COMMENDATIONS REGARDING:
• A process for business plan development, business selection
committee and screening process.
• A system for ongoing provision of support services.
• Specific requirements for compliance with and participation
in the incubator program.
• An ongoing training program.
• Merchants' Association activities.
• Marketing plan and implementation of cooperative market-
ing activities.
